About job
  • Assist the development team in Leading the design and development of projects from inception to completion delivering on the agreed feasibility metrics, design brief outcomes, budget and program. 
  • Learn to Implement commercial and business skills in pricing while maximizing value creation for both the developer and the client.
  • Supports the delivery of projects through the daily management, coordination and direction of internal and external resources to deliver the project successfully on time, within budget and agreed performance and quality standards while working closely with development manager(s).
  • Develops the necessary tender and contract documents. Assist the Director of Development and The Planning team implement existing and future Master Plans, ensuring integrity and consistency of design principles throughout the Lustica Project.
  • Support the Development Director in developing and continually improving development and project management standards, process and guidelines for the business. 
  • Support development of strategic inventory and inventory roll out strategy while implementing adaptive creation, control and evaluation methods that responds to the company strategic needs and sales velocity. 
  • Being responsible for data gathering, research and providing in depth reports of tasked projects and provide the adequate reporting for regular development status reports.
  • Your key responsibilities:
Development Programme & Revenue Planning
  • Monitors market trends to track strategic developments and understand the Lustica Development portfolio offering within that context, making strategic and operational recommendations to ensure the product offering meets current and future market demands.
  • Being part of the team preparing  feasibility studies to prepare strategic development business cases, including due diligence, acquisitions, environmental assessments and surveys, design and construction.
  • Support creation, proposal and approval of concept designs, Revenue Plans, undertaking market analysis, making grounded recommendations through to Board approval.
  • Monitors project adherence to ensure planned delivery is to timeline and within budget parameters in order to achieve approved Revenue Plans. Monitors construction and completion, including consultant and contractor negotiations to identify potential risks to the Revenue Plan, proposing mitigating actions as necessary.
  • Ensures the development and scheduling of product offering and mix to ensure sustainable business growth, materially contributing to the Annual Business Planning Process and Five-Year Plan.
Product Development
  • Partners with Sales & Marketing to agree product mix and medium to long-term product offering, sharing market intelligence and proposed scheduling. Acts as the central communication point between the Sales & Marketing and the Planning & Development Functions to ensure information flow.
  • Works with Sales & Marketing to ensure pricing strategies are aligned with and integrated into the Revenue Planning process.
  • Prepares development briefs including description of product, budget, program, urban design principles and assist the design manager in establishing the design brief.
Master Planning
  • Identifies and manages the planning constraints and guidelines relevant to the development advising on risks and opportunities
  • Responsible for the implementation of and adherence to design guidelines and principles at a macro and micro level, to ensure coherent and integrated design practices, guiding internal stakeholders and external partners to adhere to and realise the stated strategic goal. 
  • Works with internal stakeholders to manage the balance between revenue plans and concept design practices, and accountable for following through on customer variations throughout the design to handover process.
Project Specification
  • Determining Specifications:
    • Manages the process of agreeing specification parameters and technical details; establishing timelines and schedules in order to draw up appropriate procedures to implement the project.
    • In line with Company’s approved strategic plans, establish specifications, standards and procedures for executing the desired project particularly in relation to planning, scheduling and cost controlling and secures agreement from higher levels of supervision to proceed with implementation.
    • Ensures specifications and design details are in accordance with the development brief.     
  • Project Staffing:
    • Contributes to defining project staffing specifications and liaise with technical office, in order to source the optimal workforce of professionals needed for the project implementation. 
  • Project Scheduling
    • Provide planning and detailed scheduling to ensure compliance with defined milestones for major activities, relationships between activities, and maintain budget estimates to achieve target dates as agreed with consultants.
Project Management Processes
  • Preparation of the development project execution plan.
  • Executes all Project Management processes to ensure each project is managed within all agreed project parameters, specifically cost, time, quality, functionality, safety and environmental standards. 
  • Continuously reviews the scope for improvement in project management processes and project performance, based on lessons learned, recommending changes where necessary.
  • Assists in the management and effective achievement of project objectives through the leadership of the project; setting individual objectives, managing performance, developing and motivating staff and providing formal and informal feedback.
  • Performs site inspections on a regular basis to follow-up on work progress, ensuring that work progress is carried out as per approved work schedule. Ensuring that the timelines of the project meet the target dates, attending progress review meetings and ensuring that appropriate resources are allocated as per the contractual agreement.
Budgeting & Cost Control
  • Assists in establishing the overall Projects Budget, cost reporting update, tracking of project budgets, determining cash flow of construction works and monitoring financial performance of projects to ensure best quality of work is provided within cost constraints. Provides costing analysis related to works packages, individual elements, disciplines and work variations.
Contractor & Consultant Liaison
  • Coordinates and liaises with Contractors and Project Consultants for the duration of the project through Project Review Meetings and updates to ensure the effective delivery of the project; specifically, to agree specifications, standards, equipment selection, installation, testing, commissioning and acceptance of completed works.
  • Develops the required tender and contract documents liaising with internal and external legal departments as required.
Health, Safety & Environment
  • Ensure all the relevant safety, quality and environment procedures, instructions and controls are adhered to, so that the safety of employees, quality of products/services and environment compliance can be guaranteed during the project implementation.
Reporting, Risk Management, Budgeting & Cost Control
  • Monitors the overall Projects budget across all projects, tracking of project budgets, monitoring financial performance of projects and reporting on financial performance of the property portfolio.
  • Prepares and maintains the [project risk management report
  • Prepares status reports as required ensuring clear communication of risks and decisions to be made. 
  • Prepares comprehensive monthly Project Control Group (PCG) reports presenting information to the project control board clearly and effectively to ensure clear decision making. 
People Management
  • Show positive attitude , positive team work ethics and values while being able to communicate with a cross functional teams and business partners.
Knowledge, skills, and experience required:
  • Minimum Qualifications
    • University Degree in Architecture (or Engineering).
    • Certificate in Project Management preferred.
  • Job-Specific Experience
    • 4-5 years or equivalent Development experience with a developer, design firm or contractor 
    • Experience of managing large, complex and multi-disciplinary projects with specific experience in mixed use projects from conception through all phases of the project life cycle feasibility.
    • Contractor and Client-side experience preferred.
