Position Overview
We are seeking a results-driven and commercially-minded Business Development and Sales Manager, to drive our real estate business growth in Montenegro. This is a key strategic and hands-on role responsible for two primary functions: the strategic acquisition of prime development land (buying land) and the successful sale and marketing of our completed residential apartments (selling apartments).
The ideal candidate is a seasoned professional with a strong track record in both real estate deal sourcing/negotiation and direct property sales/marketing. You will be our primary commercial lead, ensuring a robust pipeline of land acquisitions and maximizing the value realization of our developments through effective sales strategies.
Key Responsibilities
- Strategic Land Acquisition & Negotiation:
- Actively identify, source, and evaluate potential real estate development opportunities, including land parcels and properties suitable for our strategy.
- Conduct comprehensive market analysis, preliminary feasibility assessments, and due diligence with internal support (legal, investment analysis, etc.) to assess viability.
- Lead negotiations for land and property purchases, ensuring favorable terms and preparing investment proposals for senior leadership.
- Sales Strategy & Execution:
- Develop and implement the overall sales and marketing strategy for all residential projects, including pricing, channel management, and promotional activities.
- Oversee all sales efforts, managing the sales team and external real estate agencies to achieve project revenue targets and timelines.
- Analyze market trends and competitor activity to adjust sales strategies and maintain a competitive edge.
- Commercial Feasibility:
- Work closely with the development and finance teams to ensure the commercial viability of new land acquisitions and to optimize the apartment mix and pricing for maximum profitability.
- Stakeholder Management:
- Manage relationships with external real estate agents, landowners, government officials, and key purchasing stakeholders.
- Reporting and Communication:
- Provide regular, detailed progress reports to senior leadership on acquisition pipeline status, sales performance, and market outlook.
Candidate Profile
Education:
- A Bachelor’s degree in Business, Real Estate, Finance, Marketing, or a related commercial field is a plus, but not required.
Experience:
- A minimum of 5 years of professional experience in real estate sales, brokerage, or strategic land acquisition, with a clear track record of successfully closing major deals (both purchasing and selling).
- Proven ability to conduct market feasibility studies and financial analysis for real estate investments.
- Direct, hands-on experience in leading a sales team and managing real estate agency relationships.
Skills & Competencies:
- Languages: Local language fluency, proficiency in English.
- Commercial Acumen: Exceptional business judgment and a deep understanding of market dynamics, valuation, and negotiation in the Montenegrin real estate sector.
- Sales & Negotiation: Proven excellence in high-value negotiation and the ability to close complex real estate transactions.
- Financial Literacy: Strong ability to manage budgets, analyze sales forecasts, and assess the financial impact of acquisition decisions.
- Market Knowledge: In-depth knowledge of local Montenegrin zoning laws, property transfer procedures, and the coastal property market.
- Autonomy: A highly motivated self-starter who can work independently, set strategic commercial goals, and take full ownership of purchasing and sales outcomes.
