LAND ACQUISITION AND DEVELOPMENT RESEARCHER
Location: Tivat / Bay of Kotor area
Employment: Full-time
Salary: EUR1,400 net per month, plus performance-related bonus
We are establishing a property and land investment business in Montenegro and are looking for an intelligent, commercially minded individual to join us in a new role based in the Tivat area.
The role will focus on identifying land and property opportunities, researching ownership and planning information, inspecting potential sites and developing direct contact with property owners.
This is not a conventional estate agency role. We are looking for someone who is naturally inquisitive, organised and persistent, and who is comfortable combining detailed research with practical work in the field.
Responsibilities will include:
- researching cadastral records, planning documents, maps and other publicly available information
- identifying land and property with potential for future development
- researching ownership and relevant background information
- maintaining an organised database of properties, owners and opportunities
- visiting and inspecting shortlisted sites
- photographing and recording access, terrain, surrounding development and infrastructure
- identifying and contacting property owners
- following up opportunities consistently over time
- liaising with lawyers, architects, surveyors, municipalities and other professional advisers
- monitoring advertised property and land markets
- providing regular, concise reports on opportunities and progress
The successful candidate is likely to have:
- excellent spoken and written Montenegrin/Serbian
- good working English
- strong research and organisational skills
- confidence speaking directly with property owners and professionals
- good computer skills and familiarity with online mapping and research tools
- the ability to work independently and use sound judgement
- a driving licence and willingness to travel locally
- a professional but persistent approach
Previous experience in property, construction, surveying, architecture, planning, banking, legal work, business development or a related field would be useful, but is not essential. We are more interested in aptitude, judgement and attitude than a particular career background.
The role offers a competitive fixed salary together with performance-related bonuses linked to successful property opportunities.
Applicants should submit a CV together with a short covering note in English explaining why they believe they would be suitable for the role.
